Who you are dealing with

What this site is
A presentation of properties we have for sale and of what our office does. Nothing on it is an offer. A property is sold when a written agreement is signed and not a moment earlier, and the price shown here can change or be withdrawn without notice.
What you may do with it
Read it, print a page, send someone a link, save a listing for yourself. That is what it is for.
What you may not do: copy the photographs, the text or the listing data for use somewhere else, harvest email addresses or phone numbers from it, run automated software over it, or present our listings as your own. The photographs are licensed to us by the people who took them and we cannot pass that licence on.
Forms and messages
When you send us something, you are telling us it is yours to send and that it is accurate. We will come back to you about it. We may keep a record of it, as described in the privacy policy.
An application you send through the careers form is not a job offer from us and does not bind either of us to anything.
When the site is down
We keep it running and up to date to the best of our ability. We cannot promise it will always be reachable, that every page will always be current, or that a browser we have never seen will render it correctly.
Links to other sites
Some pages link elsewhere, for instance to Prima Casa Real Estate Group for rentals, or to a map. What happens on those sites is their responsibility and governed by their own terms.

Listing details come from owners, surveys and public records, and we pass them on in good faith. What that does and does not mean is set out on the disclaimer page, which forms part of these terms.
Liability
We are liable for damage caused by our own intent or gross negligence. Beyond that, and to the extent the law allows, our liability for anything arising from the use of this site is limited to [amount or formula].
Which law applies
Aruban law. Any dispute we cannot settle between us goes to the court of first instance in Aruba.
