Selling with us

A house sells on three things: what it is worth, how it looks on a screen, and who sees it. We take care of the second and the third, and we are honest with you about the first.

Most houses that sit on the market are not overpriced by a little. They are presented in a way that makes a buyer scroll past before the price ever comes up.

How it works

From valuation to transfer

01

Valuation

We walk through the house, look at what comparable properties actually sold for, and give you a range rather than a number. If our figure is lower than you hoped, you will hear why.

02

Presentation

Professional photography, a floor plan and, where a room is empty, virtual staging. This is included, not an upsell.

03

Reach

Your listing goes on this site, on Aruba Listings, and into The Agency network abroad. Buyers who already saved a search that matches get an email the day it goes live.

04

Viewings and offers

One agent handles your property from start to finish, so you are never explaining your own house to someone new. Offers come to you in writing, with our read on them.

05

Notary and transfer

We prepare the file for the notary and stay on it until the deed is signed. From accepted offer to transfer is typically [6 to 8 weeks].

Presentation

An empty room is hard to sell

Buyers scrolling from abroad cannot picture furniture that is not there. We stage the room digitally and show both versions, so nobody is misled and everybody can see the potential.

Costs

What selling costs you

Brokerage fee [Percentage] of the sale price, payable on transfer. Photography, the floor plan, virtual staging and the marketing are included.
Notary The deed of transfer is paid by the buyer. A seller only pays the notary for clearing an existing mortgage, if there is one.
Nothing upfront No listing fee and no marketing budget. If the house does not sell, you have not paid us.
Selling quietly

Not every owner wants a sign on the lawn or the neighbours to know. A Silent Listing is presented with blurred photography and no price, and only reaches buyers who ask their agent for access. More about Silent Listings.
