What we do

A sales brokerage, and the things a sale actually needs: a price you can defend, a presentation that holds up on a screen in Amsterdam, and someone on the island who answers the same day.

Most of what matters in a sale happens before anyone views the house. It happens in what the listing looks like, what it asks, and who sees it first.

For sellers

Bringing a home to market

01

Valuation

We walk through the house, look at what comparable properties actually sold for rather than what they asked, and give you a range. If our figure is below what you hoped for, you will hear the reasoning behind it.

02

Presentation

Professional photography, a floor plan, and virtual staging where a room stands empty. Included in the fee, not offered as an extra once the contract is signed.

03

Exposure

Your listing goes out through The Agency network, on Aruba Listings, and to the buyers already on our books. A Silent Listing reaches that last group only, and nobody else.

04

Closing

We stay between you and the notary until the deed is passed, which on Aruba usually takes [6 to 8 weeks] from an accepted offer.

For buyers

Buying from abroad

Before you fly in

We film the properties you shortlist and walk you through them on a call, so the trip is for deciding rather than looking. Most of our buyers see a house on video before they see it in person.

Land and title

Aruba has property land and lease land, and the difference changes what you own and what you pay yearly. We check the title and the ground lease before you make an offer, not after.

Notary and transfer

There is no restriction on foreign ownership here. We arrange the notary, read the deed with you, and tell you what lands on your side of the settlement statement.

Also

Three things worth knowing

New developments

A large part of what we sell is bought from a drawing. We hold the floor plans, the phasing and the payment schedule, and we will tell you which units in a project are the ones worth having.

Virtual staging

An empty room photographs badly and sells slowly. We furnish it digitally, clearly marked as staged, so a buyer can read the space without being misled about what is in it.

Settling in

Utilities, a bank account, schools, a car. We are not a relocation agency, but we have done this often enough to point you at the right people and save you a month of guessing.
