What the information on this site is worth, and where you should check it for yourself.
Everything here is offered in good faith and none of it replaces the checks you make before you sign.

Where listing details come from
From the owner, from survey documents, from the land registry and from our own visit to the property. We check what we reasonably can. We do not guarantee that every figure is correct, and an error here gives no right to compensation.
Measurements
Build-up and lot sizes are indicative. They come from the documents we were given and they are rounded. Square feet are converted from square metres, so a converted figure carries whatever imprecision the original had. If a square metre matters to your decision, have the property measured.
Prices and currency
Prices are in US dollars unless stated otherwise. The florin amounts on this site are a conversion at a fixed rate we maintain by hand, offered for orientation. They are not a quote, not an exchange rate you will get at a bank, and not binding. A property marked price on request has a price; we share it when you ask.
Photographs and virtual staging
Photographs show a property at the moment it was photographed. Furniture, planting and the state of a garden change.
Some listings carry virtually staged images, which means furniture was added digitally to an empty room. Those are always labelled on the image itself and always shown alongside the unfurnished original, so you can see exactly what was added. We do not alter the structure, the dimensions or the view of a property. The virtual staging page explains how we work.
Availability and status
A listing can be under offer or sold before the page is updated. Status is kept current to the best of our ability but lags reality by a day now and then. Ask us before you travel.
Maps and locations
The pin on a map is approximate and shows the neighbourhood, not a surveyed boundary. It is not a cadastral record and should never be used to work out what belongs to a property.
No advice
Nothing on this site is legal, tax, financial or investment advice. Buying property in Aruba as a non-resident has consequences for your tax position and sometimes for your residency. Speak to a notary, an accountant or a lawyer about your own situation. We will gladly point you to people who do that work, and we do not take a commission for the introduction.
Translation
This site is written in English. Where a document behind a listing exists in Dutch or Papiamento, that original is the version that counts.
